One major point of contention involves the proposed construction on Sazan, a remote and uninhabited island. Additionally, plans include building ten thousand villas along the sandy coastline of the protected Zvërnec peninsula area. These locations are vital nature reserves that host incredibly rare species and essential migratory bird populations today. Conservationists have repeatedly warned that large-scale development would cause irreparable damage to these delicate, unique habitats. The Albanian government fast-tracked this project by amending existing laws late in the year of 2024. These changes effectively allowed for construction to proceed within previously protected and environmentally sensitive national zones. There is currently no evidence suggesting that Mr. Kushner influenced these specific legislative changes by the parliament. However, the lack of public consultation remains a primary source of anger for many concerned local citizens. Dua Lipa raised serious questions about the transparency of the government during her recent public podcast appearance. Many citizens in Albania feel their voices were ignored during the initial planning phase of this massive project.
